I do the hard work! Whether this is the first home you are selling or you have sold before, I will make it easy for you. My home seller's plan starts with pricing your home right, making your home visible to as many potential buyers as possible, online and offline, ensuring potential buyers are financially able to purchase, and ends with me negotiating for the highest price for your home.

Whether you are upsizing, downsizing, relocating or simply moving, I will make it easy. Do you need financing? Stage your home to make it more attractive to buyers? A place to store your belongings while your house is for sale? I can help! Best of all, you choose how much to pay by selecting the extra services you want! Depending on the services you choose, my part of the commission to sell your house can be as low as 1%!



Start with the Right Price

Too high a price and potential buyers won't look at your home; too low a price attracts bargain hunters who might not see your home's true value. You want to start with a price close to the actual market value. The best way to find and set that price is with a market analysis. As your REALTOR®, I do the research to check current, expired and sold listings in your neighbourhood that will help us to set a realistic listing price for your home.

 



Decide On a Closing Date

When do you need to move? Is the date flexible? What happens if your home isn't sold by that date? These factors will help to set the closing date for your sale. These will also be points to consider later when negotiating with a buyer.

 



What Will I Do to Sell Your Home?

My 28-point sales plan will advertise your home as widely as possible: online, in print, and through social media and networking. The first step is set the right price by using a comparative market analysis. After that I will prepare a home and neighbourhood feature sheet to identify the most important selling points of your home. I'll also install a lock-box for the convenience of other agents who want to show your property to prospective buyers.

For Sale Sign

People in your neighbourhood may have relatives, friends or acquaintances who want to move into the area. I'll tap into this local resource by posting a for-sale sign. A sign also highlights your property to people traveling through your neighbourhood in case they, or their friends, relatives, and acquaintances, want to move into the area.

Online

I will post your listing on a variety of online sites. This is some of them:

  • my website,
  • the Kingsway Real Estate Brokerage website
  • HomeFinders.ca
  • Realtor.ca
  • the Brampton Real Estate Board's MLS® (common with Toronto Real Estate Board's MLS®)
  • Social media websites

Print

Print advertising may be the 'old fashioned way' but it still works. When needed and necessary, I place your listing in your community newspaper, and in real estate focused magazines. Also, if needed, I print and distribute flyers and post cards to your neighbourhood to advertise for buyers

Social Media

My website enables people to share listings with their friends via hundreds of different Social Media platforms including Facebook, Twitter and Google+. My network of fellow REALTORS® on social media will be alerted to your listing so they can immediately start finding buyers for your home.

Networking

Your new listing will be advertised to my colleagues and associates at Kingsway Real Estate Brokerage through our exclusive newsletter, our web site and our internal office systems. We have more than 650 salespersons and brokers to help advertise and sell your home. In addition, I use social media to alert my associates at other real estate brokerages.

Multiple Listing Service®

Your home will be listed on the Brampton Real Estate Board MLS® which is shared with the the Toronto Real Estate Board (TREB) and other real estate boards in the Greater Toronto Area (GTA). Through the Brampton Real Estate Board's participation in CREA's DDF® and IDX®, your listing is visible to real-estate agents all over North America.

Your listing will also be posted to Realtor.ca, where many potential buyers begin their search for a new home.

Open Houses

Depending on market conditions, I'll hold one or more Open House events for other agents and for potential buyers.

Neighbourhood Flyers

People in your neighbourhood may have relatives, friends or acquaintances who want to move into the area. I'll tap into this local resource by posting a for-sale sign and, when needed and necessary, by distributing flyers to your neighbourhood to make them aware that your home is available.

 



How Do I Make It Easy?

You want the least amount of stress and hassle so I do as much of the hard work for you as possible after you sign the listing agreement with me.

Pre-list House Cleaning

You want help with clearing clutter, dusting and cleaning before your home goes on the market? I can arrange a service to help you clean up your home.

Home Inspection

You really don't want to give buyers a reason to pull out of a deal after you accept their offer. A pre-listing home inspection gives you, and me, forewarning of potential problems. Any issues discovered can be dealt with early or at least disclosed to buyers up front to avoid objections. I will help you to understand its contents and help you find services to deal with any issues that need attention. Most service levels include a free pre-list home inspection.

If you buy a home through me in addition to selling then I also offer a free home inspection for the home you offer to purchase.

All home inspections arranged through me will be carried out by a certified home inspector from Pillar-to-Post or The Home Coach or, if you prefer, a certified home inspector of your choice.

Home Staging

You want your home to make its best impression on every potential buyer. I can arrange for a professional home stager to view your home and provide an initial consultation.

Self-Storage

You may need to remove clutter and store personal articles and some furnishings while your home is for sale. Some of my service levels include 60 to 90 days access to a storage unit free of charge. Some conditions apply.

My commission depends on your timeline for closing, your price, the market and the extra services you want me to provide to you.
